What do we offer?

We offer two options to suit your requirements; a full estate agent service (our Classic option) or to keep your expenses as low as possible (our Modern option).

For your benefit we keep our fees transparent, with no hidden charges. Our customers will save many hundreds and sometimes thousands of pounds!

To begin with, why not ask for a free, no obligation, property valuation. We would be delighted to assist you and help you with a general, localised, property market evaluation.

Pop into our office – parking is available without the restrictions of town centre parking. We’d be delighted to see you and have a chat. There may even be a pot of coffee on the go.

Free Mortgage Broker service

We also offer a free of charge Mortgage Broker discussion – a tried and tested service that is on offer for you to try and test for yourself.  Our in-house Mortgage Broker will discuss the options available to you and how these may save you money over the term of your mortgage.  This discussion can be either in our offices, at your home or in the Mortgage Broker’s own office – the choice is yours.

The Mortgage Broker can generally organise a Mortgage in Principal (mortgage promise) faster than most banks/building societies (who only offer their own products).  Additionally, our Broker does not charge any service fee (which is rare unlike many other Brokers)  – therefore you will be able to see how much you can save with no worry of additional service fees.  Check the service out for yourself, you will be impressed.  Remember – banks and building societies only offer their own products whereas our Broker reviews hundreds on the market and finds one that is suited to you personally – that will save you money over the period of the mortgage.

Estate Agency Property Sale Options

Our two Property Sale options are a good mix, to suit most people.

CLASSIC option

based on a percentage commission of 0.75% – all still VAT FREE – saving you 20%

Our rate is low (though our service remains high) and on a “no-sale no-fee basis”. If we don’t sell your house you don’t pay us a penny and there are no up-front fees. This is based on a sole agency agreement.

What is included:

  • A family run estate agency, with local knowledge, based in the heart of Calderdale
  • Free valuation and local market appraisal
  • Free digital photographs of the house showing a realistic yet positive image of your property and surrounding grounds/garden area
  • Free pole photography – used where appropriate – to display an elevated shot of your property
  • Free Colour Brochure
  • Free Floor Plan
  • Free distinctive “For Sale” boards affixed in an appropriate spot
  • Free Shop display
  • Inclusion on the Marsh and Marsh Properties website
  • Free advertising on the internet – on Rightmove (the country’s largest display of homes) – there is no time limit on your house being displayed on Rightmove
  • Free advertising on the up and coming  – On the Market – housing portal
  • We are happy to undertake viewings on your behalf (if you so wish) – all viewings will be accompanied by our agent – this is again part of our service
  • We will negotiate your property sale on your behalf – always with your approval
  • We do not apply a “minimum fee” unlike most other estate agents

Please note: We do NOT apply a minimum fee – compare us with other estate agents’ charges – you may be surprised.

Additional charges if requested*:

  • Energy Performance Certificate (EPC).
  • Local newspaper advertising (as the vast majority of sales come from the internet – Rightmove).
  • Any requested specialist photography.

MODERN option

a non-refundable up-front, fixed fee (all still VAT FREE – saving you 20%) of:

  • £750 where your house has been valued up to £250,000
  • £1,000 where your house has been valued between £250,001 and £425,000
  • £2,000 where your house has been valued more than £425,000

There is nothing else to pay on completion.  Our prices beat most of the better on-line companies’ internet prices (once they have added their essential and compulsory services) and you gain the benefit of a local estate agent that has local knowledge and provides a good, top quality service that you deserve when selling your property.
